Hope you are enjoying the sunshine! June always brings Colorado’s outdoor season to life. Patios fill up, gardens finally start thriving, the mountains get busy again, and many homeowners begin thinking about ways to enjoy their outdoor spaces a little more this season. As outdoor living takes center stage, here are the top trends and market updates driving the Denver area right now.
More homeowners investing in outdoor entertaining spaces and patios
Buyers are paying closer attention to usable backyards
This spring inventory is continuing to improve compared to earlier
OUTDOOR SPACES THAT ADD ENJOYMENT AND VALUE
Some of the outdoor upgrades creating the biggest impact right now aren’t necessarily the most expensive. These are a few features buyers notice:
Layered outdoor lighting
Conversational seating areas
Low-maintenance landscaping
Defined dining spaces
Privacy enhancements
Modern planters and greenery
Shaded areas for afternoon sun
One thing I’m seeing more often in homes is that owners and buyers are emotionally connecting to outdoor spaces almost as much as interior living rooms — especially during summer showings. Simple improvements can completely change how a home feels!
FREE NATIONAL PARK ENTRANCE DAYS
If you’re planning any Colorado road trips or summer travel this year, the National Park Service has several free entrance days throughout 2026. Free entrance dates include:
February 16: Presidents Day
May 25: Memorial Day
June 14: Flag Day
July 3–5: Independence Day weekend
August 25: 110th Birthday of the National Park Service
September 17: Constitution Day
October 27: Theodore Roosevelt’s birthday
November 1: Veterans Day
Even on free days, some parks may still require reservations or timed entry passes. A few incredible parks within driving distance from Colorado:
The Denver market continues moving toward a more balanced environment. Here are a few trends I’m watching:
As we move deeper into the second half of the year, inventory is expected to continue growing while buyers become more selective. That means pricing, timing, and presentation matter more than ever.
One of the biggest themes we’re seeing right now is that the market has become incredibly selective. Homes that hit the market priced correctly, show beautifully, and check the right boxes are still moving quickly. Buyers are swiping right on those properties almost immediately.
Homes with strong presentation and outdoor spaces are standing out.
With more inventory becoming available and more listings competing for attention, buyers have more choices and sellers need strategy.
Sellers of single family homes, condos and townhome are all facing a more competitive environment with larger price reductions becoming more common.
While some national markets are seeing larger corrections, Denver remains relatively stable compared to many overheated pandemic-era markets.
