A MESSAGE FROM MARK

Happy July!

Summer has officially arrived, and it’s one of my favorite times of year to enjoy everything Colorado has to offer—from neighborhood celebrations and backyard barbecues to hiking, concerts, and evenings on the patio with family and friends.

Whether you’re planning a move this year, considering updates to your home, or simply keeping an eye on the market, staying informed can help you make confident decisions whenever the time is right.

I hope you’ll find this month’s newsletter helpful, whether you’re looking for homeowner tips, local events, or the latest market insights. As always, if you ever have questions about your home, your neighborhood, or the Denver real estate market, I’m only a phone call, text, or email away.

TIPS FOR CHOOSING A GREAT HOME SERVICES PROVIDER

Finding the right contractor or home service professional doesn’t have to be overwhelming. Whether you’re tackling a major renovation or simply hiring someone for routine maintenance, taking a few extra steps before you hire can save time, money, and frustration.

Know exactly what you need. Clearly define your project so you can hire the right type of professional.
Ask for trusted referrals. Recommendations from friends, neighbors, and local professionals are often the best place to start.
Verify credentials. Confirm licensing, insurance, and experience whenever appropriate.
Compare more than price. Review detailed estimates, timelines, warranties, and the scope of work—not just the lowest bid.
Pay attention to communication. Professionals who are responsive, organized, and transparent during the estimate process are often the easiest to work with throughout the project. A little research upfront can help ensure your home improvement project is completed professionally and with confidence.

HOW CAN I HELP?

Many people think a Realtor’s job begins when you’re ready to buy or sell a home.
In reality, it’s to be a resource throughout your entire homeownership journey.

  • Need a recommendation for a trusted contractor?
  • Wondering which home improvements offer the best return on investment?
  • Curious about your home’s current value or the latest neighborhood market trends?

Over the years, I’ve built relationships with dependable professionals throughout the Denver metro area—including painters, plumbers, electricians, HVAC specialists, roofers, landscapers, lenders, inspectors, estate planning professionals, movers, cleaners, and many others. If I don’t already know the right person, I’ll do my best to help you find one.

Whether you’re planning your next move or simply have a home-related question, don’t hesitate to reach out. If I can save you time, provide guidance, or connect you with a trusted professional, I’m always happy to be a resource.

JUNE 2026 DENVER MARKET TRENDS

Here’s the latest data from DMAR. My goal is to help you understand not just the numbers—but what they mean if you’re considering buying, selling, investing, or simply tracking your home’s value.

  • Colorado climbed nine spots to No. 18 in Realtor.com’s 2026 Housing Report Card, driven by strong homebuilding activity.
  • Showing activity is expected to pick back up in July as back-to-school buyers re-engage, particularly those hoping to secure a home and get settled before the school year begins in mid-August.
  • The first 14 days a new listing is on the market continues to be the most important. If pricing and presentation don’t hit the mark, a home is more likely to sit on the market longer, which can ultimately result in a lower net sales price for the seller.
  • A recent survey found that outdoor living spaces, such as patios, porches and balconies, are among the most requested features by today’s buyers, with 71 percent saying exterior spaces that extend living areas are among the features most likely to make them fall in love with a home.
  • A fresh coat of paint can add real value. Zillow’s latest research found that warm, nature-inspired colors like chocolate brown and sage green attract higher offers.
